Exciting times at Timber Creek as we start a multi million dollar exterior renovation project. The siding on all condominiums is going to be replaced over the next two years. On January 13, 2018 the members of the association voted to approve this project and starting mid April 2018 we will begin the transformation. James Hardie lap siding and trim will be used on the majority of the building envelope, pine ship lap will be used on the the chimney chases and the front porch walls. As you can see on the rendering below the exterior of the condos will receive a much needed face lift. 18 buildings will be completed this year and another 18 buildings in 2019. The project schedule is mid April to mid November in both 2018 and 2019.

At this time we don’t have the exact schedule for each building but will update this as we move forward. The anticipated start date for the project is April 16, 2018. The building that will be worked on first is building 4 – units 17 through 24. Once training etc. has been completed then all the crews will start their work and it will be done on multiple buildings at once as there are several crews. The plan is to have a demolition crew, a trim crew and a siding crew. Once they are done the painters will come on site to follow behind the construction crew. There will also be electricians doing work as well as Timber Creek maintenance and construction depending on what is needed to be done. In some cases there will be new deck railings installed to meet code. Any units impacted by this will be notified.
IMPORTANT INFORMATION REGARDING YOUR UNIT
Timber Creek maintenance will be removing any objects on the exterior walls (front porch, main level or lower level deck) and put inside your unit. All firewood will be removed from the front porches. If there are patio furniture/grills etc. on the decks these may be moved as needed when the crews are working on your unit. If you have a satellite dish, it will be removed and stored until it is ready to be reinstalled. Once the satellite dish has been reinstalled you may need to contact your satellite provider to have the dish re-pointed or re-programmed. If there is A COST for this service that is your responsibility. We will communicate further about this once it gets closer to have the dish re-installed.
Owners who have installed A/C at their units are responsible for having any duct work, piping, condensing units etc. removed so that the siding can be installed. We will contact those owners that are impacted by this to try coordinate the work.
If you are having any windows replaced in your unit during 2018 we will contact you prior to the work starting and notify you when the work has been completed. All owner contracted green house window replacements are coordinated through our construction management, Naylor & Breen, and will be done by an outside contractor. However, we will coordinate these window installations. Any association installed windows and sliders are being done by Timber Creek maintenance and construction.
IMPORTANT INFORMATION REGARDING THE WORK SITE
Please note that a large part of Timber Creek will be an active work site once the siding project gets underway. These means there will be workers, vehicles, machinery, scaffolding, power tools etc. and extreme caution is needed. When the building where your unit is located in is being worked on, if you live here full-time or are visiting for a period of time, or if you have guests or a tenant in the unit, please let us know so we are aware and can inform the construction crews. The work hours for the crews are 7 am to 7 pm Monday through Saturday. We have asked that no power tools are being used prior to 7.30 am. There is no denying in that it will be a lot of noise and activity throughout the construction season and while we will do what we can to keep noise down we remind you that this is a big project and in order to get 18 buildings completed in 2018 it will have an impact on your surroundings. We ask for your patience and understanding.
